Johar Block, Sector E – Bahria Town Lahore

Johar Block, the very first block of Sector E, which surrounds the iconic Eiffel Tower in Bahria Town Lahore. The block is slightly divided: starting from the Eiffel Tower side, then comes Quaid Block, followed by Johar Block.

Our street tour begins from the Eiffel Tower side of Johar Block, specifically the extreme last lane around 349–350 Johar, which is right at the edge where once a government road passed through.

Plot Prices Over Time

At one point, plots here were priced between 5.5 to 6 million PKR. However, in today’s market, prices have increased significantly:

  • Boundary area plots: Currently selling between 12.5 – 13.5 million PKR.
  • Towards Eiffel Tower and Park (2–3 lanes ahead): Prices range from 14 – 14.5 million PKR.
    • The actual worth is around 15 – 15.5 million PKR, but since the plots are deeper, demand usually stays between 14 – 14.5 million PKR.

On the Ghaznavi Block side, Johar plots are even higher:

  • General area: 16 – 17 million PKR.
  • Main location plots: 18 – 19 million PKR.

Currently, there are multiple options available, including 2–3 plots in this lane, being discussed at around 14 million PKR.

Development Updates

One of the houses here, 278 Johar, was built and handed over by our team last year. Alhamdulillah, no matter where you go in Bahria Town, you’ll find one of our sites.

Now, moving to the second lane, new development is also underway. A new boundary has opened, possession has been granted, and the first house construction has already started. A 5 Marla house is also under development here, and In Sha Allah, PPS will be starting a new site soon.

Introduction of 5 Marla Cutting in Johar Block

Previously, Johar Block only had 10 Marla plots, but now 5 Marla plots have been introduced:

  • Price range: 8 – 9 million PKR.
  • Extra construction cost: Since plots are 10 feet deeper, building a house here will cost an additional 0.7 – 0.8 million PKR.
  • Investment potential: Despite the extra cost, the prime location and adjacency to a developed area make this a solid choice for both living and investment.

Commercial & Future Prospects

Commercially, this block also has high-rise projects under development, expected to be completed within the next 3–4 years. This will further enhance the outlook and value of Johar Block.

Comparing Johar with Ghaznavi

If you look at Ghaznavi Block, plots cost around 19 – 19.5 million PKR, while in Johar Block, you can still find good options around 17 million PKR. This difference of 2 – 2.5 million PKR makes Johar a very attractive alternative for buyers.
