Difference Between On-Ground vs. On Map Plots

Many investors can slightly confused about the two majorly used terms in the real estate markets, which are “On-Ground” plots and “On Map” or off-ground plots. Both of these plots are found in every residential society and in every category of plots such as residential or commercial. Investors get to hear these two terms very often. Investors can also invest in both of these categories. So to erase the confusion in the minds of investors especially who are new in this field, we will discuss the difference between these two terms, “On-Ground” plots and “On Map” or off-ground plots.

“On-Ground” plots:

On-Ground plots are basically the plots which have a physical existence on the site of the residential society. Investors can physically visit them and start their construction once possession is given. These plots are already given allocation numbers to specify them. On ground plots are fully developed and ready for possession. Their perimeters are completely determined and visible during the site visit.

“On Map” Plots:

On Map Plots are the plots which are only present on the map of the society and will be developed on the site in the future. Investors can invest in these plots but these plots don’t have any physically presence and are not developed on the site. The area of the On map plots are underdeveloped and their perimeters are not visible during the site visit.

On map plots are also available if the society manages to acquire another piece of land near the on-ground plots, especially in an empty pocket of land. The map feature the plots that will be developed in the future but in the present the land is empty and cannot be possessed by the investors.

Visit on site is only possible if the management develops the land and converts them into plots.

Price difference between On-Ground vs. On Map plots:

“On Map” Plots are cheaper than the “On-Ground” plots as these plots are not developed yet. Investors like to invest in the “On Map” Plots of the legal societies so there is no legal issue in the future at less rates and when these plots are developed, their rates increase, giving a huge profit for the investors.

But the main reason for investment is that “On Map” Plots should be a part of approved and 100% legal society for example investors want to invest in the “On Map” Plots of Bahria Town Lahore due to being LDA Approved. Otherwise, investors should refrain from investing in these plots and invest in “On-Ground” plots only.
