Bahria Town Possession and Utility Charges New Deadline

Bahria Management had launched an update for its investors to pay all their remaining dues and possession and utility charges till 31st October 2023. As per this notice, if the investors will not clear all their dues and pay possession and utility charges, their plots will be cancelled either residential or commercial. But now, Bahria Management has come up with a new notice that the due date for the payment of possession and utility charges has been extended till 31st December 2023.

The additional 60 days in the payment of possession and utility, security, or maintenance charges has given a time cushion to all the investors, local or overseas investors. They can now easily pay their charges in 2 months. This update is applicable to all Bahria project in the country and every category of plots. If you have already invested in any plot, make sure to pay your dues on time and save yourself from any type of property cancelation. It will lead to waste of investment as it can be transferred to any other investor whose payment is complete.

It is expected if you do not pay your possession and utility charges till 31st December 20233, most likely there will be 100% increase in the current possession and utility charges.

What are Possession and Utility Charges?

Utility Charges

Utility charges refer to the fees paid by property owners or residents for the use of various utilities and services provided by the housing society or development. These charges are intended to cover the costs of maintaining and operating essential amenities and facilities. Utility charges can include:

The total charges investors have to pay besides the payment for their properties for residential plots features 1% stamp duty, 1% TMA fee, 236-K(withholding) (filer 3% and non-filer 10.5%), 236-C (gain tax) (filer 3% and non-filer 6%), transfer fee, map, utility, possession.

Residential Houses:

There are no Bahria Town Possession and Utility charges for residential houses.

Commercial plots:

Bahria Town Possession and Utility charges for Commercial plots contains 1% stamp duty, 1% TMA fee, 236-K(withholding) (filer 2% and non-filer 7%), 236-C (gain tax) (filer 2% and non-filer 4%), transfer fee, map, utility, possession.

Filer Vs. Non Filer:

Some of the charges are different for filer and non-filer investors. FBR has segregated the people on the basis who pay the income and property tax. Non-filer people do not pay this tax and due to that they have to pay extra to buy a property under their name.
